Why Seattle Homes Are Different

Most of Seattle’s housing stock predates residential air conditioning entirely. A large share of homes inside the city were built before 1950, which means plaster walls, limited or non-existent ductwork, and mechanical systems designed for a climate everyone assumed would stay mild. That assumption stopped holding after the heat events of recent summers, and the result is a city full of houses that need cooling added to buildings that were never designed to accept it.

That is why ductless systems have become the default recommendation for so much of Seattle. They deliver heating and cooling without ductwork, they fit rooms individually, and they avoid the demolition that retrofitting ducts into a 1926 house would otherwise require. For homes that do have ducts, a heat pump conversion usually makes more sense than replacing like for like.

Older Seattle homes bring their own specifics. Hydronic and radiant systems are still common in prewar houses, and they are worth maintaining rather than ripping out. Oil heat still exists in pockets of North Seattle, and conversions are a significant part of what we do. Wildfire smoke has also made filtration a genuine concern rather than an upsell, particularly for households with asthma or young children.

Mechanical work in Seattle is permitted through the Seattle Department of Construction and Inspections. Equipment replacements and new installations generally require a permit, and electrical work associated with a heat pump or ductless install is handled separately. Seattle City Light is the electric utility for the city and periodically offers incentives on efficient heating equipment — worth checking current programs before you commit to a system, since these change.
