What the Points Communities Homes Need

Zoning matters more than capacity

Large homes with wings, daylight levels and vaulted spaces do not condition evenly from a single zone, and adding capacity does not fix it. Getting these houses comfortable is a distribution and zoning exercise. We would rather design the zoning properly than sell equipment the house does not need.

Hydronic and radiant systems

Radiant floors and boiler systems are common in this housing and often worth modernising rather than replacing outright. Adding cooling to a hydronic house is a specific problem, and ductless equipment usually solves it without disturbing the existing heat.

Placement, noise and sightlines

On waterfront and view lots, where the outdoor equipment goes is a real design constraint rather than an afterthought. Condenser siting, noise levels and screening all matter, and so does working cleanly around finished landscaping and stonework.

Waterfront exposure

Homes on Lake Washington deal with damp, wind exposure and heavy mature planting. All of it shortens the life of poorly sited outdoor equipment, and sensible placement plus a realistic maintenance interval makes a measurable difference.

Permits & Utilities

Medina, Clyde Hill, Yarrow Point and Hunts Point each issue their own building and mechanical permits rather than going through King County, and each has its own review process. Equipment replacements generally require a permit. Puget Sound Energy serves the area for gas and electric.

We pull the permits for the work we do and schedule the inspections. If a contractor suggests skipping that step, treat it as a warning sign.
