HVAC Services in Woodinville, WA

Woodinville is our home town. Our shop is on Woodinville-Redmond Road NE, so the Woodinville jobs on our schedule are a short drive rather than a trip across the lake, and we know the housing stock here from working in it rather than from a map. It also means we have seen how differently these houses behave depending on whether they sit on the valley floor or up on the hill.

The other thing worth knowing before you start a project is that a Woodinville address does not always mean the City of Woodinville is your permit authority. Plenty of homes with Woodinville addresses sit outside the city limits in unincorporated King County, and the two use different systems. What we do most in Woodinville

Heat pump installation

The most common Woodinville job. One system replaces the furnace and adds cooling, and on the larger lots here the outdoor unit usually has somewhere sensible to go without a neighbour or a setback dictating the location.

Duct and distribution work

Woodinville has a lot of large, spread out houses, and long duct runs to a far bedroom or a room over the garage lose capacity before they get there. Sizing, returns and zoning are usually what fixes an uneven house, not more equipment.

Furnace repair and replacement

Repair, replacement and annual service on gas and electric furnaces. On a house that is already due for a furnace, it is worth asking for the heat pump number in the same visit, because the price gap is narrower than most people expect once the rebate is in.

Ductless and mini split systems

For the shop, the studio over the garage, the converted barn or the one room the original ductwork never reached. One head per zone, no new duct runs through finished ceilings.

Air conditioning

Repair, replacement and new installations on houses built without cooling. If the system is more than about fifteen years old, replacement is usually the better value once refrigerant is involved.

Boilers and radiant heat

Hydronic systems suit big, sprawling houses well, because each zone gets its own loop instead of competing for air from one blower. We service, repair and replace both, and radiant is common in the newer custom builds up here.

Water heaters

Tank, tankless and heat pump water heaters. Woodinville names water heaters among the work you can permit over the counter, so this is normally a same day permit rather than a plan review.

Geothermal

Ground source heat pumps need real lot area for the loop field, which rules them out in most of the Eastside's subdivisions. Woodinville and the acreage around it is one of the few places we serve where the question is worth asking seriously.

Woodinville is smaller than its mailing addresses suggest

The City of Woodinville incorporated on 27 March 1993, and the city limits drawn then are tighter than the area people mean when they say Woodinville. A good number of homes with Woodinville addresses are in unincorporated King County: Cottage Lake was split out as its own census designated place, and much of the surrounding hill and acreage has never been inside the city.

That decides two practical things. Permits for an address inside the city go through the City of Woodinville's own Permit Portal. Permits for an unincorporated address go to King County, which applies through the regional MyBuildingPermit portal. They are separate systems with separate records, so starting in the wrong one wastes a call.

It also decides where your home's history lives. If you are trying to establish when a furnace was installed or whether a building was permitted and the City has nothing on file, the record may simply be a County one. We check which jurisdiction an address falls in before we quote.

Permits for HVAC work in Woodinville

Which portal Woodinville runs its own Permit Portal rather than the regional MyBuildingPermit system used by Kirkland, Bellevue, Bothell, Issaquah, Sammamish, Mercer Island and unincorporated King County. Redmond is the same, so the two cities closest to us both work differently from their neighbours.
Over the counter work The City issues permits for water heaters and appliances over the counter. As it puts it, when a plan review is not required you can apply online "to have a permit issued immediately". Mechanical rooftop units are the exception and go to plan review.
During a remodel Worth knowing: "Separate mechanical and plumbing permits are not required when a Combined Building Permit is applied for". If your HVAC work is part of a larger remodel already under permit, it may already be covered.
Inspections Booked through the Permit Portal by entering the permit number and picking a date, or by phone. Mechanical and plumbing inspections both go through the same route.
Counter hours Development Services runs Monday to Thursday and a short Friday, closing at 4pm rather than 5pm. A small thing, but it is the reason a Friday afternoon permit question sometimes waits until Monday.
Electrical work A heat pump or ductless conversion normally needs an electrical permit as well as the mechanical one. We hold a Washington electrical contractor licence, so both come from us rather than a second trade.
Utility Puget Sound Energy supplies gas and electricity in Woodinville, which is what determines the rebates below.

We pull the permits on our own work and book the inspections. If one quote is noticeably cheaper than the others, it is worth asking whether permitting is included, because an unpermitted install is the kind of thing that surfaces later during a sale.

The valley floor and the hill are two different jobs

Woodinville sits either side of the Sammamish River, and where a house falls relative to that river changes the work. King County notes that in the Agricultural Production District between Redmond and Woodinville, farmland flooding can occur when the river elevation is high and upland stormwater cannot drain effectively, while from Woodinville downstream to Lake Washington the river generally stays within its banks.

On a low lying lot near the valley floor, that is a siting question rather than a reason not to install. An outdoor unit belongs up on a stand clear of standing water and pooling, not sitting on a pad at grade in the lowest corner of the property, and a furnace or heat pump in a crawl space or low garage deserves the same thought. It is cheap to get right at installation and expensive to correct after one wet winter.

Up on the hill the problem is the opposite. Houses are larger and more spread out, the duct runs are long, and the far end of the house never quite keeps up. That is a distribution problem, and adding capacity at the furnace does not solve it.

Rebates in Woodinville

Woodinville is Puget Sound Energy territory. The headline $1,500 conversion rebate requires your existing primary heat to be electric resistance, so a gas furnace does not qualify for it. A separate electrification rebate worth up to $4,000 covers moderate income customers converting from gas heating to an all electric heat pump.

PSE only pays when the installing contractor is a Recommended Energy Professional or Trade Ally, and NW Mechanical holds PSE Recommended Energy Professional status, so the work we install qualifies.

Downtown and the tourist district

The compact part of the city, and the tasting rooms and light commercial buildings around it. Rooftop mechanical work here is plan review rather than an over the counter permit.

The valley floor

Low lying ground either side of the Sammamish River. Equipment siting and clearance above grade matter more here than anywhere else we work.

Hollywood Hill and the acreage

Large lots, long driveways, spread out houses and often unincorporated King County rather than the city. The place where geothermal is actually worth costing.

Cottage Lake and the east side of town

Its own unincorporated census area with a Woodinville address, so County jurisdiction for permits and County records for anything historic.

Woodinville HVAC questions we get asked

My address says Woodinville but the City says it is not their jurisdiction. Why?

Because the property is in unincorporated King County rather than inside the city limits. The City only incorporated in 1993 and the boundary is tighter than the postal area. Cottage Lake and much of the surrounding hill are County, so permits go through MyBuildingPermit and older records sit with the County.

Do I need a permit to replace a water heater in Woodinville?

Yes, and it is one of the straightforward ones. Woodinville issues water heater and appliance permits over the counter, so where no plan review is needed the permit can be issued immediately. We handle it and the inspection as part of the job.

Are you actually based in Woodinville, or is that just a service area page?

Based here. Our shop is on Woodinville-Redmond Road NE, which is where our technicians and our vans start the day. The business itself dates back to 1977, and Woodinville is where it operates from now.

The far end of my house never gets warm. Do I need a bigger furnace?

Usually not. On the large, spread out houses common here the limit is the duct run, the returns and the fact that everything is on one zone. A bigger furnace pushes the same air down the same undersized path. Zoning and duct work are the fix.

My lot is low and gets wet in winter. Can I still have a heat pump?

Yes. It changes where the outdoor unit goes rather than whether you can have one. We set it up on a stand with clearance above grade and keep it out of the lowest corner of the property, which is a small cost at installation and avoids a replacement later.

Is geothermal realistic here?

On the acreage, sometimes yes, which is not true of most places we work. It needs lot area for the loop field and the up front cost is significantly higher than an air source heat pump, so it is worth costing both rather than assuming either.
